Parking Lot Services

Asphalt repair, sealcoating, line striping, sweeping, and full lot reconstruction for commercial, retail, and residential properties.

Overview

The parking lot is the first and last thing every customer touches. Cracked pavement, faded stripes, and a non-compliant ADA path say everything about how a property is run — and they get worse and more expensive every season they're ignored. We maintain, repair, and rebuild commercial lots so they stay smooth, safe, striped, and code-compliant.

What's Included

The full
scope of work.

One crew, one contract, and the equipment to self-perform the work that matters. Here's what we handle in-house.

01 /

Sealcoating

Protective sealcoat that blocks UV, water, and chemical damage and resets the curb appeal of a tired lot.

02 /

Crack Fill & Patching

Hot crack sealing and pothole patching that stops water from undermining the base before small failures become full reconstruction.

03 /

Line Striping & ADA

Layout, restriping, stalls, fire lanes, and ADA stalls and access aisles striped to current code and signed correctly.

04 /

Resurfacing & Overlay

Asphalt overlay and mill-and-pave for lots that are worn but structurally sound — a new surface without a full rebuild.

05 /

Full Reconstruction

Demolition, base repair, grading, and new asphalt for lots past the point of patching — engineered to drain and last.

06 /

Power Sweeping & Maintenance

Scheduled sweeping and lot maintenance that keeps debris out of drains and the property looking maintained.

How We Work

No surprises.
Just a process that holds.

  1. 01

    Lot Assessment

We assess pavement condition, drainage, base failures, and ADA compliance, then tell you straight what needs doing now versus what can wait.

  2. 02

    Scope & Phasing

A proposal that separates urgent repair from preventive maintenance — and phases the work so the lot stays open and the budget stays sane.

  3. 03

    Schedule Around Operations

Work sequenced around your business hours and traffic so tenants and customers keep access through the project.

  4. 04

    Execute

Repairs, surfacing, and striping performed to spec with proper cure times respected before the lot reopens.

  5. 05

    Walk & Maintenance Plan

We walk the finished lot with you and set a maintenance interval so you protect the investment instead of repeating it.

How often should a commercial lot be sealcoated?

Most commercial lots need sealcoating every two to three years and crack sealing annually. Staying on that interval is far cheaper than letting water into the base and rebuilding the lot.

Can you stripe our lot to current ADA code?

Yes. We lay out and stripe stalls, fire lanes, and ADA stalls and access aisles to current code, and flag signage or ramp issues that put you out of compliance.

Can the work be done without closing the lot?

Usually. We phase and sequence the work around your operating hours so sections reopen as they cure and customers keep access throughout.

Does my lot need full reconstruction or just repair?

That's what the assessment answers. Many lots only need patching, sealcoating, and restriping. We'll tell you straight when a rebuild is genuinely the cheaper long-term call.
